ALL RETAINING WALLS REQUIRE A BUILDING PERMIT
Retaining walls, which are not over 48" (inches) in height measured from the bottom of the footing to the top of the wall, shall be required to have a permit. Retaining walls that exceed 48" (inches) measured from the bottom of the footing to the top of the wall and support a surcharge, is located within any easement or right of way, or has a solid fence installed on top of it shall be required to have have a permit AND plans that are designed by a Licensed Architect or Engineer.
This interpretation is based on the information contained in sections 104.1 and 106.1 of the 2012 International Building Code.
The following information and documentation will be required when applying for a retaining wall permit:
- Homeowner Affidavit will need to be filled out and notarized if the property owner is not using a liscensed contractor.
- Building Permit Application
- Sketch or drawing of the retaining wall showing footing and wall details with measurements
- Plot of the lot showing the location of the retaining wall. Be sure to include deminsions of the wall, distances the wall will be from property lines, as well as distances to any other structures on the lot.
